A local roofer you can actually check up on
Annapolis RoofCraft works across Annapolis and Anne Arundel County. Everything we claim on this page is something you can verify independently. Which is the point.
Who runs the business
Annapolis RoofCraft is owner-operated, with 18 years in the roofing trade behind it. The person who inspects your roof is the person whose name is on the job, not an appointment setter, and not a salesperson working to a commission target.
We are a smaller outfit than the regional names you will see advertising here, and we would rather say that plainly than imply a scale we do not have. What we offer instead is verifiable competence: insurance certificates you can request, written scopes you can compare against any other bid, and documentation of every job.
Our work covers roofing in Annapolis and nearby Anne Arundel County: roof repair, roof replacement, storm damage, siding and gutters, all starting from a free roof inspection. See the towns we cover.
Insurance
We carry general liability insurance and workers' compensation cover, and we provide current certificates on request. Insist on this with any contractor: if an uninsured worker is injured on your property, that exposure can land on your homeowner's policy.
We would rather you checked the certificates than took our word for them, and the same goes for every other bid you are considering.
Our workmanship warranty
Ours is 10-year, covering the installation itself.
A manufacturer's warranty covers defects in the materials. It does not cover installation error, and installation error causes far more premature roof failures than defective shingles do. Most manufacturer warranties are also explicitly voided by improper installation or inadequate ventilation. The workmanship warranty is the one that covers how the roof was put on, and it is the one worth comparing between bids.
How we work
- We diagnose before we quote. On a leak that means tracing the water back to its entry point, not patching where the stain appears.
- We put the specification in writing. Shingle line, underlayment, ice and water shield coverage, wind rating and nailing pattern, ventilation, decking allowance, and both warranty terms.
- We name a decking allowance up front. Rotten sheathing is not visible until tear-off. Stating in advance how many sheets are included, and what each additional one costs, prevents most mid-job disputes.
- We tell you when you do not need us. Sometimes the honest answer is that a roof has several years left in it.
What we will not do
We will not tell you an insurance claim will be approved, no contractor decides that. We will not offer to waive, absorb or discount your deductible, which is insurance fraud in Maryland. We will not quote a roof from your home's listed square footage instead of measuring the roof. And we will not publish an aggregate review rating until we have enough genuine reviews for one to mean anything.
Tell us what your roof is doing
We'll tell you honestly whether it needs looking at today, this season, or not yet.
- Written findings and dated photographs, yours to keep
- The honest repair-or-replace answer, even when it's "not yet"
- No pressure, and no sales visit unless you ask for one
