Talk to someone who has been on a roof

Not an appointment setter. Tell us what the roof is doing and we will tell you whether it needs attention today.

Active leak? Call, don't email. Water moving through a roof does damage by the hour. The phone gets a same-day answer; a form might not.

What helps us give you a useful answer

  • Your address. It decides whether the City or the County issues your permit, and whether Historic District or Critical Area review applies
  • What the roof is doing. Active leak, ceiling stain, missing shingles, storm damage, or an age-related replacement you are planning
  • When it started, and whether it follows a specific storm
  • Roughly how old the roof is, if you know
  • Photographs, if you can take them safely, from the ground or a window, never from a ladder

What happens next

  1. We talk through what the roof is doing and whether it needs same-day attention
  2. We inspect, roof surface, details, and the attic where accessible
  3. You get written findings with photographs, and the honest repair-or-replace answer. Our roof inspection page explains what we check
  4. If work is needed, a written scope with the full specification before anything is booked

Want an overview first? Our guide to roofing services in Annapolis covers repairs, replacement, storm damage, siding and gutters in one place.

A note on storm-chasing

After a significant storm, expect door-knockers offering free inspections. Some are legitimate and some are not. Before letting anyone on your roof: ask for an MHIC licence number and verify it on the Commission's public register, ask for current insurance certificates, and be wary of anyone offering to handle your deductible. That is insurance fraud in Maryland and a reliable signal about the rest of their operation.
