Slate, tile and cedar shake are premium natural roofing materials that can last far longer than asphalt shingles when the flashing and fasteners holding them are maintained. Around Annapolis, they appear on historic downtown homes, older estates and custom houses, and they need roofers who know that the first job is usually repair, not replacement.

These materials are a specialized part of our work, alongside the everyday repairs and replacements we carry out as roofers serving Annapolis and Anne Arundel County.

Slate roof repair and installation

Natural slate is split stone. Good slate can last for generations; what wears out first is usually everything around it: the nails that hold each slate, the flashing in valleys and at chimneys, and the underlayment beneath.

Common slate repairs include:

  • Replacing cracked, broken or slipped slates one at a time, using matched slate and fastening methods that do not damage the pieces around them.
  • Rebuilding valley and chimney flashing, often in copper, while lifting and reusing the surrounding slate.
  • Re-securing ridge and hip slates that have loosened in wind.
  • Correcting old repairs, such as tar-covered patches or exposed nails that hold water against the stone.

When slate itself is failing, it flakes, delaminates, turns soft or crumbles at the edges. A roof with widespread failure of this kind may need a full roof replacement, and the choice of new slate, salvaged slate or a different material depends on the house, the budget and, in the Historic District, approval.

Clay and concrete tile roofing

Tile roofs are heavy, durable and mostly fail at their weak points: broken tiles, failed underlayment beneath sound tile, and flashing at walls and valleys. Many tile roofs can be repaired by lifting the tile, replacing the underlayment and relaying the same tile. We source matching replacement tiles where they are available and tell you when a match is not possible before work starts.

Cedar shake roofing

Cedar shakes give a textured, natural look, but they need to dry out between rains. On shaded lots, which are common in neighborhoods like those covered on our Arnold roofing page, shakes can stay damp, grow moss and split. Repairs involve replacing split or rotted shakes and clearing debris; replacement involves new shakes over an underlayment and ventilated base that let the wood breathe.

Historic District slate, tile and shake roofs

Inside the Annapolis Historic District, slate, cedar and historic metal roofs are generally expected to be retained and repaired while they remain serviceable. Replacing them with a different material on a visible elevation needs Historic Preservation Commission approval, and the Commission prefers repair to replacement. Strong photographic documentation of genuine failure is what supports a replacement application.

Our Historic District roofing and HPC approval guide explains the process in detail, including the documentation the Commission expects. Our roof inspection provides the photographs and written findings that process depends on.

Weight, structure and material changes

Slate and tile are much heavier than asphalt shingles or metal. Moving from a lightweight roof to slate or tile can require a structural engineer to confirm the framing will carry the load, and a permit for the structural work. Going the other way, from slate to a lighter material, does not create a structural problem but can change the flashing, trim and appearance. Lighter alternatives with a slate or shake look include metal shingles; see metal roofing.

Cost considerations

Slate, tile and cedar repairs cost more per piece than shingle repairs because the work is slower, the material is more expensive and matching takes time. Full replacement with natural slate or tile is among the most expensive roofing options, but the long service life changes the calculation. We price repairs and replacements separately so you can compare them honestly. For broader context on roof costs, see our roof replacement cost guide.

The details that matter

Most slate roofs fail at the nails and flashing, not the stone.

Good slate can outlast several sets of flashing and fasteners. A careful assessment separates broken or slipped pieces and worn flashing from slate that has genuinely reached the end of its life.

Answers

Slate, tile & shake: common questions

Can a slate roof be repaired instead of replaced?

Usually, if the slate itself is sound. Cracked or slipped pieces can be replaced individually, and worn flashing in valleys and around chimneys can be rebuilt while keeping the slate. Replacement is worth discussing when large numbers of slates are flaking, crumbling or soft, or when the nails have failed across the whole roof and the slate cannot be reused.

Can I replace slate with a lighter or cheaper material?

Outside the Historic District it is your choice, though the roof framing, flashing and trim may need adjusting and the look will change. Inside the district, swapping slate for asphalt is not replacement in kind, and a visible change of material needs Historic Preservation Commission approval. Matching the existing material is the strongest position for approval.

Is it safe to walk on a slate or tile roof?

Walking on slate or tile breaks pieces, which is one reason these roofs should be worked on by roofers who use ladders, roof hooks and staging designed for them. If someone has been on your roof for another trade, such as a satellite installer or chimney sweep, it is worth checking for cracked pieces afterwards.

Why are my cedar shakes turning gray, curling or growing moss?

Gray weathering is normal. Curling, splitting and moss usually mean the shakes stay damp for too long, often under trees or on a north slope, or that the roof lacks the ventilation and spacing cedar needs to dry out. Clearing debris and moss and improving airflow can extend the roof's life; widespread splitting or rot means replacement is approaching.
