Terms of Use

The terms you agree to by using this website. Written to be read, not to be impenetrable — if any of it is unclear, ask us and we will explain it.

Who we are

This site is operated by Annapolis RoofCraft, a roofing contractor working in Annapolis and across Anne Arundel County, Maryland. Our contact details are at the bottom of this page and on our contact page. "We", "us" and "our" mean Annapolis RoofCraft; "you" means anyone using this site.

Using this site

By using this site you accept these terms. If you do not accept them, please do not use the site. You may read, print and share anything here for your own purposes, including taking our published figures into a conversation with another contractor. What you may not do is republish our writing as your own, scrape the site at a scale that degrades it for other people, or use it to break the law.

What our guidance is, and what it is not

Several pages here publish substantive information: what a roof replacement costs in this area, how the Historic Preservation Commission process works, how Maryland insurance claims for storm damage are assessed. We publish it because most roofing sites do not, and because a homeowner who understands the process gets a better outcome whoever they hire.

It is general information about this region, not advice about your roof, your policy or your property. It is not legal advice, insurance advice, engineering advice, or a substitute for an inspection. Costs move, code changes, and permitting requirements are set by the City of Annapolis and Anne Arundel County, not by us. Before you rely on anything here for a decision, confirm it with the relevant authority, your insurer, or a professional who has actually looked at your property.

We write this material carefully and correct it when we find it wrong. We do not warrant that it is complete, current, or applicable to your situation.

Estimates, quotes and the work itself

Nothing on this site is a binding offer, a quotation, or a contract. Prices, ranges and timescales mentioned anywhere here are illustrative.

Our roof inspection and written diagnosis is free for homeowners in our service area. We charge nothing to tell you your roof is fine. An inspection produces written findings and, if you want one, an itemised estimate. An estimate is an offer to do specified work at a stated price, valid for the period it names. Any work we actually carry out is governed by the separate written contract you sign before it starts — not by this website. Where the two ever conflict, the contract governs.

Our workmanship warranty is 10-year and its terms are set out in that contract. Manufacturer warranties on materials are issued by the manufacturer, on their terms, and we do not control them.

When you send us an enquiry

If you submit the form or call us, you are asking us to get back to you, and you are agreeing that we may contact you about that enquiry by phone, text message or email, using the details you gave us. That is the whole purpose of it.

It is not consent to marketing. We do not run marketing campaigns by text or email, we do not add you to a list, and we do not sell or pass on your details. If you would rather we stopped contacting you, say so on the call or reply to any message and we will stop. What we do with the information itself is set out in our privacy policy.

Reviews published here

The reviews on our reviews page are from real customers and are published with their permission. Each one describes that customer's own experience of their own job. Roofs, budgets and weather differ, so no review is a promise of the same outcome on yours.

Links to other sites

We link out to permitting authorities, the Maryland Home Improvement Commission register and similar resources, because you should verify things rather than take our word for them. Those sites are not ours, we do not control what they publish, and a link is not an endorsement.

Our content

The writing, photographs, layout and code on this site belong to us, except where they belong to someone else. Our name and logo are ours. Quoting a passage with a link back to the page is fine and welcome; republishing whole pages is not.

Availability

We provide this site as it is. We do not guarantee it will always be available or always be free of faults, and we may change or remove any part of it without notice. If the contact form is not working, the phone number on every page is the reliable route, and that is the deliberate design.

Limits on our liability

To the fullest extent the law allows, we are not liable for loss arising from your use of this site or from reliance on anything published here — including decisions made on our cost figures, insurance guidance or permitting information without confirming them.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited. Our liability for work we actually carry out is dealt with in the contract for that work, not here, and nothing on this page reduces the rights Maryland law gives you as a consumer.

Governing law

These terms are governed by the laws of the State of Maryland, and the courts of Maryland have jurisdiction over any dispute about them.

Changes

We may update these terms. The date at the top shows when they last changed, and the version published here is the one that applies.
